AGENCY FOR INTERMEDIATION IN PROPERTY PROMOTION
GENERAL BUSINESS CONDITIONS
BUYING
I. For the mediated mediation service for the sale of real estate, the Intermediary charges a commission in the amount of 2% - 3% of the agreed purchase price from the Principal / Seller, ie the Buyer, unless otherwise agreed, and a minimum of HRK 6,000.00.
II. If the Principal / Seller or Buyer authorizes the Intermediary to trade in the sale or purchase of a large number of properties (two or more), the amount of the commission will be determined by mutual agreement.
III. For mediation service performed when buying a property to the Buyer, the Intermediary charges a commission of 2% - 3% of the agreed purchase price, and a minimum of HRK 6,000.00.
LEASE / RENTAL
I. For mediated mediation services, when leasing / renting a real estate, the Intermediary charges a commission from the Principal / Leaseholder / Lessor respectively Lessee / Lessee in the amount of one monthly rent / rent.
LIABILITIES TO THE SELLER (LEASEHOLDER / LESSOR):
In the capacity of "good masters":

- Inspect the documents proving ownership of the real estate that is the subject of sale or lease / lease

- mediation in negotiations
- ensure the composition of the Pre-Trial and / or the Contract by a lawyer
LIABILITIES TO THE BUYER (LESSEE / TENANT)
In the capacity of "good masters":
- present proof of ownership of real estate that is the subject of a sale or lease
- Provide an overview of the real estate that is the subject of the buyer's interest or the Lessee / Tenant
- to ensure the composition of the Pre-Agreements and / or the Contract and the Lease Agreement by the Attorney
- Organize signature verification with the Notary Public
- Follow all steps in paying off the purchase price at the bank or renting the real estate to lease / rent by an authorized agent
LIABILITY COMPANY PROVIDERS (LESSOR / TENANT):
In the capacity of a customer - seller (lessor):
- Inform the Intermediary of all circumstances that are important for mediation
- give the broker an insight into documents proving ownership of the real estate
- provide sightseeing
- Inform the agent of all relevant information (qualities and defects) for the property in question
- describe the property together with the intermediary and form the price
- pay the agreed commission to an intermediary after concluding a mediated transaction
LIABILITY COMPANY-BUYER (LESSE / TENANT):In the capacity of a customer - buyer (tenant / tenant), give the broker detailed information for finding a real estate for buying (lease):
- Notice of available funds to buy (lease / rent) real estate
- information on the type of real estate (house, flat, land)
- notification of the desired location where the property is to be sought
- information on how to pay real estate
- notice of the desired deadline for realization of the sale
- pay the agreed commission to an intermediary after concluding a mediated transaction

We do not charge VAT ( VAT law ; article 90/ under article 1. and 2.). for all listed prices of services, and the Intermediary undertakes to issue an invoice to the party.
